Mission
The Affordable Homeownership Program aims to assist low-to-moderate income renter households, to purchase an affordable home by providing 10% down payment assistance (to a maximum of $50,000) in the form of a 20-year forgivable loan.
The Program provides renter households with the opportunity to move to homeownership thereby freeing up rental units, encouraging developers to build affordable housing and fostering demand.
How to apply
- Mortgage Pre-Approval – Please contact a mortgage broker, trust company, credit union, bank or other qualified lender of your choice to apply for a no cost mortgage pre-approval.
- Application – Complete the Application and submit it.
- Attach Required Supporting Documents – Review your application carefully to ensure all requested supporting documentation is attached. Applications that are incomplete or missing required documentation will be returned.
- Submit Application – Applications can take up to 10 business days to review.

Who can apply or qualify for this program?
This program is for anyone who is currently renting, who are ready to purchase and maintain homeownership, but financially do not have enough funds to put towards a down payment.
Do I need my own funds toward the down payment?
Yes, you will need up to $20,000 of your own funding, including “gift” funding, to put towards the down payment in addition to our down payment assistance.
Can this be used to purchase an investment income property?
No, the property must be the home you live in, and under program guidelines you are not allowed to own any other properties. You are allowed though, to rent out a room or have a secondary suite rental unit in your home.
Will I be required to make monthly payments towards this loan?
No, there are never monthly payments paid towards this loan, but there are circumstances when you have to repay the loan, see Loan Discharge section below.
If I’m on a waiting list, when will funding become available?
Usually one can expect to be offered funding between 6-12 months, but it can be a longer, or shorter, period of time. You are welcome to contact us periodically to check your status on our waitlist (
Can I apply if I live outside the GTHA?
No, at this time we are only able to offer this program to residents located within the municipalities of GTHA. We hope to add additional municipalities soon.
